Mellan januari och maj 2026 uppgick det totala v\u00e4rdet p\u00e5 fastigheter kopplade till ans\u00f6kningar om bol\u00e5n till 21,4 miljoner euro, vilket \u00e4r en betydande \u00f6kning j\u00e4mf\u00f6rt med 14,59 miljoner euro under samma period \u00e5ret innan. Samtidigt \u00f6kade det totala finansieringsbeloppet fr\u00e5n 8,4 miljoner euro till 12,27 miljoner euro.  <\/p>\n<p>Den starkaste efterfr\u00e5gan kommer fr\u00e5n k\u00f6pare i USA, Schweiz, Nederl\u00e4nderna, Tyskland och de skandinaviska l\u00e4nderna. Bland dessa marknader har USA visat sig vara en av de mest dynamiska efterfr\u00e5gek\u00e4llorna, s\u00e4rskilt inom segmenten f\u00f6r fastigheter i den \u00f6vre medelklassen och lyxfastigheter. <\/p>\n<p>Branschbed\u00f6mare anser att detta speglar en mer omfattande f\u00f6r\u00e4ndring i hur Italien uppfattas internationellt. \u00c4ven om landet traditionellt har lockat utl\u00e4ndska k\u00f6pare som s\u00f6ker fritidsbost\u00e4der i pittoreska omgivningar, ses det i allt h\u00f6gre grad som en strategisk destination f\u00f6r att flytta till och f\u00f6r l\u00e5ngsiktig f\u00f6rm\u00f6genhetsplanering. <\/p>\n<p>\u201dIdag v\u00e4ljs Italien inte l\u00e4ngre enbart som plats f\u00f6r en semesterbostad eller en fastighetsinvestering\u201d, s\u00e4ger Claudio Citzia, verkst\u00e4llande direkt\u00f6r f\u00f6r Luxforsale. \u201dAllt fler internationella k\u00f6pare ser landet som en plats d\u00e4r de kan bo, flytta en del av sina tillg\u00e5ngar och planera sin familjs framtid.\u201d <\/p>\n<p>Flera faktorer tycks ligga till grund f\u00f6r denna trend. Italien erbjuder fortfarande en kombination av livsstilsf\u00f6rdelar som \u00e4r mycket attraktiva f\u00f6r f\u00f6rm\u00f6gna individer och familjer, bland annat h\u00f6g livskvalitet, kulturarv, personlig s\u00e4kerhet och en relativt stabil fastighetsmarknad. Dessutom har landets skattesystem och incitament f\u00f6r bos\u00e4ttning blivit alltmer lockande f\u00f6r internationella investerare som s\u00f6ker diversifieringsm\u00f6jligheter inom Europa.  <\/p>\n<p>Merparten av transaktionerna avser fastigheter i de medelh\u00f6ga och lyxiga prisklasserna, med ett genomsnittligt v\u00e4rde p\u00e5 \u00f6ver 1,65 miljoner euro. Efterfr\u00e5gan \u00e4r koncentrerad till n\u00e5gra av Italiens mest eftertraktade regioner, d\u00e4ribland Lombardiet, Toscana, Ligurien, Apulien och Sicilien. <\/p>\n<p>Dessa destinationer erbjuder ett brett utbud av investeringsm\u00f6jligheter, fr\u00e5n prestigefyllda stadsbost\u00e4der i Milano till historiska villor i Toscana, fastigheter vid kusten l\u00e4ngs den liguriska rivieran samt alltmer popul\u00e4ra lyxprojekt i s\u00f6dra regioner som Apulien och Sicilien. Den v\u00e4xande populariteten f\u00f6r dessa omr\u00e5den speglar k\u00f6parnas \u00f6nskan att kombinera investeringspotential med livsstilsf\u00f6rdelar. <\/p>\n<p>Entrepren\u00f6rer och h\u00f6gt uppsatta chefer utg\u00f6r den st\u00f6rsta andelen k\u00f6pare. De flesta transaktionerna \u00e4r fortfarande kopplade till investeringsstrategier eller f\u00f6rv\u00e4rv av fritidsbost\u00e4der. En betydande del av efterfr\u00e5gan kommer dock numera fr\u00e5n familjer som planerar att flytta permanent till Italien. Enligt uppgifterna kommer cirka 25 % av finansieringsans\u00f6kningarna fr\u00e5n hush\u00e5ll som avser att etablera sig p\u00e5 l\u00e5ng sikt i landet.   <\/p>\n<p>Denna utveckling utg\u00f6r ett viktigt steg f\u00f6r den italienska fastighetsmarknaden. Ist\u00e4llet f\u00f6r att enbart locka s\u00e4songsk\u00f6pare drar Italien i allt h\u00f6gre grad till sig enskilda personer och familjer som har f\u00f6r avsikt att p\u00e5 l\u00e5ng sikt integrera sitt privatliv och sin ekonomi i landet. <\/p>\n<p>Flavio Miglioli, vd f\u00f6r Quantum Creditech, anser att finansieringsmarknaden har utvecklats snabbt f\u00f6r att m\u00f6ta denna nya v\u00e5g av internationell efterfr\u00e5gan.<\/p>\n<p>\u201dF\u00f6r bara n\u00e5gra \u00e5r sedan var bol\u00e5neprodukterna f\u00f6r utl\u00e4ndska kunder fortfarande relativt underutvecklade\u201d, sade han. \u201dIdag ser vi en mer strukturerad och v\u00e4lgrundad efterfr\u00e5gan, som st\u00f6ds av internationella investerare som ser Italien som en unik kombination av livskvalitet, tillg\u00e5ngsskydd och fastighetsm\u00f6jligheter.\u201d <\/p>\n<p>N\u00e4r man blickar fram\u00e5t \u00e4r marknadsakt\u00f6rerna fortsatt optimistiska om utsikterna f\u00f6r resten av 2026. En faktor som skulle kunna stimulera den utl\u00e4ndska efterfr\u00e5gan ytterligare \u00e4r skillnaden mellan l\u00e5nekostnaderna i Italien och de som g\u00e4ller p\u00e5 vissa utl\u00e4ndska marknader. <\/p>\n<p>Luxforsale Finance pekar s\u00e4rskilt p\u00e5 USA, d\u00e4r bol\u00e5ner\u00e4ntorna kan ligga betydligt h\u00f6gre \u00e4n de som f\u00f6r n\u00e4rvarande erbjuds i Italien. Enligt f\u00f6retaget kan skillnaden uppg\u00e5 till s\u00e5 mycket som tre procentenheter till f\u00f6rm\u00e5n f\u00f6r de italienska finansieringsvillkoren.
